Today we released our latest Market Insights overview on Tampa, FL. Here is a brief overview of the Tampa market.
List prices started cooling in October 2022, but have stayed relatively flat since. Tampa single-family home sale prices peaked in July 2022 and have since come down, declining 7% peak to trough.
Sale prices remained flat from January 2023 – February 2023. Active supply in Tampa increased materially year over year, but has stayed flat over the last three months.
New listings have declined considerably since June 2022, while closings have also declined but at a more tempered rate.
Reversing the trend from prior years, new listings have consistently exceeded closing volume.
